15 Masonic St will be partially open to the public beginning Monday, January 4, 2021. To ensure the health and safety of our office, only one (1) person will be allowed in the building at a time. 

We strongly encourage you to mail in your payments when possible. If you prefer to make a payment in person please remain in your vehicle and use the DRIVE THRU WINDOW during regular office hours for tax payments, water bills, and assessment purposes. Please follow the driveway around the building.

Important Information Regarding the January 2021 Tax Installment

 

UNDER THE AUTHORITY OF THE GOVERNOR

THE CITY COUNCIL DEFERRED INTEREST ON THE 2019 GRAND LIST JANUARY PAYMENTS

UNTIL APRIL 1, 2021

FOR THOSE WHO QUALIFY

 

Eligibility of Landlords:

In order for a landlord, or any taxpayer that rents or leases to any commercial, residential, or institutional tenant or lessee, to be eligible for the Deferment Program, said landlord must provide an application with supporting documentation to the municipality that the parcel has or will suffer a significant income decline or that commensurate forbearance was offered to their tenants or lessees.

 

Escrow Payments:

Financial institutions and mortgage servicers that hold property tax payments in escrow on behalf of a borrower shall continue to remit property taxes to the municipality, so long as the borrower remains current on their mortgage or is in a forbearance or deferment program, irrespective of the borrower's eligibility for or participation in the Deferment Program.

 

 

The following 2019 GRAND LIST taxes becOme due on JANUARY 1, 2021:

Supplemental Motor Vehicle Taxes

 

 

Payments made after April 1, 2021 will accrue interest at a rate of 1.5% per month from January 1.

The Executive Order does not give a grace period to the end of April. 

 

 

What We Do

The Tax Division of the Department of Finance is responsible for the issuing of tax bills and the collection of all taxes (real estate, personal property and motor vehicles), and tax liens levied by the City.

 

Real Estate Taxes and Personal Property Taxes over $100 are due in two installments, on July 1st and January 1st. All bills are mailed in June with enough copies for both installments. 

Regular Motor Vehicle Taxes due in one installment on July 1st.

Supplemental Motor Vehicle Taxes are due in one installment on January 1st.

 

Interest penalties on delinquent taxes accrue at a rate of 18% per annum by State Statute.

Payments received after the thirty (30) day grace period are considered two (2) months delinquent, i.e. 3% interest penalty, thereafter, 1.5% additional per month.

Checks returned for insufficient funds will be assessed an additional twenty dollar ($20.00) fee and tax, interest and penalty will be required to be paid by certified check or cash.

Mill Rate for Fiscal Year 2021 is 38.19 
City Center District Mill Rate Fiscal Year 2021 is 1.20 
A Mill is 1/1000 of a dollar.
Taxes are computed by multiplying assessment value by the Mill Rate.
Example: Assessed Value of Property $200,000 Mill Rate 38.19
Therefore: $200,000 x .03819 = $7,638.00 annual tax
